HPW Luxury | 6 Desirable Features Found in HPW Luxury Homes

In and around the Triangle area, there are several beautiful luxury listings available for sale. What exactly differentiates these properties from the standard market? Is it the square footage, the features, or the technology? Some would say it is all of the above. Ultimately, luxury buyers are not looking at the price tag in their search for their next dream home but the amazing amenities that come with the property. Here are the top 6 must-have features in luxury homes!

1. Indoor / Outdoor living

Indoor/outdoor living seamlessly extends your home's great room or dining quarters. This trend tends to keep cohesion in design from the interior to the exterior of your home. Typically indoor/ outdoor living has always been a primal commodity when searching for a new home. With the new normal consisting of being at your humble abode more these days, the amenity has become a necessity. What makes an outdoor living space luxurious is the ability to provide comfort through all seasons while also allotting multiple entertainment options. High-end features include retracting screened porches, outdoor kitchens, cabanas, and sometimes a type of water feature. This CBHPW luxury listing checks off each box on the list! With its large covered porch and a wood fireplace, the immaculate outdoor kitchen has a top-of-the-line grill station, jacuzzi, and extensive acreage for sporting events or games. One thing for sure is that you may yearn to host any occasion with this property as your next home. To view more of this listing, click here.

2. Theatre Room

Entertainment becomes the next level when a luxury property contains an in-home theater. The ability to bring the ultimate cinematic experience to your fingertips is a sought amenity many buyers search for when hunting for their next home. What makes an in-home theater top-notch is its ability to incorporate features similar to an actual movie theater. This includes a top-of-the-line av-system, projector, large screens, recessed lighting, and comfortable loungers. The goal of the theater room is to immerse yourself in what's on the screen, whether that be the newest megahit movie or the exciting rival sports game. The cinema room pictured above is from none other than one of our CBHPW luxury listings. This glorious in-home theater offers stadium seating, a high-tech projector, and even mimics the groovy movie theater carpet. To view more of this property, click here.

3. Large Garages

The standard two-car garage does not cut it for luxury properties. Buyers are looking for substantial space when envisioning the housing of their precious automobiles. Typically, luxury properties have at least a 3-car garage! To any car buff, the garage is not just a space for storing your vehicle. This part of the property could be turned into a luxurious showroom, man cave, or workshop. This beautiful CBHPW luxury property comes with a three-car garage with gorgeous rustic wood garage doors. To view more of this property, click here.

4. Intricate Ceiling Designs

Raised ceilings and other intricate ceiling styles are quite the fanbase for luxury homes. A room turns from basic to compelling when there is a ceiling feature that adds depth, sophistication, and style. In most luxury dwellings, at least one space must contain a styled ceiling. One of these rooms can be the living room, sitting room, primary bedrooms, and or dining rooms. What exactly are some styles of these ceilings? They are cathedral, tray, beamed, suspended, and coffered. One would love to have any of these exquisite designs in their home!  For example, in this CBHPW luxury listing above. The sitting room contains a beautiful coffered ceiling. The coffered ceiling consists of sunken panels accented by molding, creating a waffle-like appearance. What works well in this room is the brilliant addition of recessed lighting. For more on this property click here

5. Massive Walk-In Closets

Typically an owner of a luxury home tends to live a complete life of luxury. Meaning everything about them is high-end, like their fashion sense. Closets in a luxury home are an extension of the main room and need to boast space and means of organization. Closets these days are not just for hanging clothes. They can be an area to lounge in after using the spa bathroom or a place to put on that fashion show after shopping in the streets of London. For sure, luxury home buyers are looking for closets that encompass organization and can show off their beautiful wardrobe. In this CBHPW luxury home, the primary closet is genuinely massive. This closet incorporates different levels of custom built-in shelving and an island dresser to accommodate all buyers' attire needs. To view more of this property, click here.

6. Relaxing Spa baths

When buyers search for their next home, kitchens and bathrooms are the most focused rooms, which is why main bathrooms in luxury homes are genuinely upping the ante in their need to give that spa-like aura. Features include a jacuzzi bathtub fit for a king, a large walk-in shower that doubles as a steam room, neutral colors, beautiful stone or tile, and lots of space for minimal clutter. In this CBHPW luxury listing, this bathroom truly exuberates comfort and relaxation. The large window allows natural light to encase the room, making the white pop against the darker grays. The unity in neutral colors creates a calming sensation. One can relax in the free-standing tub or use the shower with multi-shower heads in this bathroom. To view more, click here

When buying or selling in the luxury market, we are sure you have seen one or more of these features within the properties. To view, all of Coldwell Banker Howard Perry and Walstons' luxury homes for sale, visit our website at https://www.hpwluxury.com

What to Know When Building a Home This Year

Raleigh Construction

Finding a new home that meets your needs can be a difficult task. There are plenty of Raleigh homes for sale, but what if you want to build your own? It affords you more control and ensures that the finished product will meet all your standards. What does it take to build a home, though? What does it cost, and what can you expect throughout the process? Here's what you need to know.

Cost

On average, building a new home costs a little under $300,000. Keep in mind this estimate doesn't factor in the cost of buying the land for the build. Buying a home, on the other hand, costs around $435,000.

Of course, the cost also depends on how big of a house you plan on building. A good rule of thumb is to factor around $100-$200 per square foot. So building a 1,000 square foot house will cost between $100,000 and $200,000. Building a 3,000 square foot house will cost between $300,000 and $600,000.

Budgeting

Once you have an idea of the total cost of building a new home, it's important to break down exactly where that money is going to give you a more accurate idea of how much your home, specifically, will cost to build.

About 40% of your budget will go towards labor. This includes the construction crew, as well as an electrician, plumber, roofer, framer, and other jobs. Shop around and see how much each of these services costs in your area.

About 50% of your budget goes towards materials. This includes everything such as lumber, concrete, drywall, siding, and more. What your house is made of will greatly influence the cost.

Finally, you need to decide if, in addition to the house itself, you want any extras. A swimming pool, for example, can cost anywhere from an additional $36,000 to $66,000. You may also want an outdoor deck, an unfinished basement, or heated floors. Each of these things will add to the total cost of construction.

Scheduling

Your new home will probably take longer to complete than the initial estimates. Most contractors will give you the most optimistic estimate they can, but plenty of things can cause delays, from bad weather to zoning and permit issues, and almost anything else.

When your contractor gives you a timeline, think of it as a guide rather than a strict schedule, and plan on at least a few extra months before you can move in. If you're in a hurry to get into a new place, you're probably better off buying rather than building.

Sweat Equity

Sometimes it's possible to save both time and money by doing some of the work on the house yourself. Major projects like plumbing and electricity should always be left to the experts, but smaller tasks like painting or laying the tile in the bathroom, you can do on your own if you're up to it. This is called sweat equity: putting your own labor into a building or improving your house to save money and increase its value.

These are just a few of the considerations when building a new home. Our real estate agents can help you find the perfect property on which to build it. In fact, we have a whole team dedicated to helping those looking to build a home in the area! Or, if you'd rather, we can help you find an existing home that will meet your needs. Why Open Houses Are Here to Stay in 2021

Raleigh Open Houses

Traditionally, the open house has been one of the most valuable ways for sellers and their agents to invest their time. Our real estate agents are veterans of hundreds of open houses, using them to ensure properties get the attention they deserve. That's crucial when putting Triangle homes for sale on the market.

In the early days of the COVID-19 pandemic, many areas barred open houses and similar events. Virtual showings have had a heyday, and they will continue to be part of strategy for sellers and buyers alike. However, the open house is picking up steam once again – and it's here to stay.

Despite all the efforts that have been made to master virtual and video technology, there will always be some people who simply prefer a face-to-face experience.

Here's why open houses are poised to bounce back in 2021:

  1. Open Houses Couple Well with Virtual Tours
For most buyers, the open house is step one in deciding if a property meets their needs. Nowadays, the process can be reversed: They could start with a video tour and then decide to attend an open house. This means that attendees will be more enthusiastic and better qualified, saving time for busy sellers.
  2. Open Houses Build Buyer-Seller Relationships
Sellers want to work with people who are motivated to get to closing. The perfect buyer is prepared to check all the boxes and see things through. An open house is an opportunity for a meeting of the minds. Sellers have a role to play in recognizing less serious buyers and choosing any they are eager to work with.
  3. An Open House Can Accelerate the Sale
It's not a sure thing, but an open house can lead to a much faster-selling process. Buyers who are already all set to move love open houses because they can put in an offer quickly. If a buyer already has financing or cash in hand, you could find yourself with a formal sales contract just days after your open house.
  4. Open Houses Lead to More Exposure
The more showings you are able to commit to, the more potential buyers you will meet. While buying a home "sight unseen" has not been unknown in 2020, most people will focus their efforts on an in-person visit in the future. Even when an open house doesn't produce immediate results, it generates valuable buzz for a home.
  5. Open Houses Help Move Buyers to Action
The ideal buyer might be someone who has all their homework done already, but that's not necessarily the person who will end up buying your property. It often takes the right open house at the right time to galvanize a buyer who may have been on the fence for months. Seeing is believing, and an open house can inspire.
  6. Open Houses Are Fun
When all is said and done, open houses are fun and exciting for buyers. Virtual tours can be interesting, but they're simply not everyone's cup of tea. Part of making a sale is helping someone envision their life in a new home, and stepping through the door really primes buyers' imagination to soar

There's a reason why open houses have remained popular through thick and thin: They work! It may get easier and easier to hold an open house in the coming months, but it has to be done right. Planning, staging, and marketing the event are all crucial. Contact us today to learn more or view our upcoming open houses.

8 Signs You've Found Your Dream House

Raleigh Dream Home

Let's face it, your home is probably the most significant investment you'll ever make. Ultimately, you want it to be a space you are your family will enjoy for years to come.

Thanks to virtual tours, homebuyers are able to tour many properties without leaving their comfy couch. Making home buying options seem endless!

And with so many options out there, how do you know that you've found "the one"?

Think you've found the perfect home for you among the many Raleigh homes for sale

Follow these signs, to determine if that home you just virtually toured is the one!

  1. See the Real Picture

When you view the home, you instantly feel a spark. Everything about the house fits into your idea of a perfect home. Sure, there might be things you want to change, but you come up with solutions rather than focusing on the negatives.

  2. "Ticks All The Boxes"

Before you started touring available homes in the area, you probably thought of a list of must-haves for your new home. For example, you might need a home that has 3 bathrooms. If a home ticks all those boxes (and then some) you may have found the one!

  3. Budget

Sometimes, your dream house won't fit your budgetary allocation. Be realistic with what you can afford.

  4. Other Homes Can't Compare

Truth be told, you feel entirely satisfied with this house, and other properties can't sway your decision. Maybe you've even canceled other tours you had scheduled. In fact, you're intent on making an offer and may already be eyeing the paperwork rather than touring other available homes.

  5. Location

Arguably, location is the most critical factor when you're looking to purchase a perfect home. Accordingly, you have to consider your neighborhood, the surrounding amenities, health, and school facilities, transportation, grocery stores, banks, etc. If the neighborhood checks all your boxes as well, that's a good sign!

  6. Aesthetic Ideas

Have you started imagining yourself making improvements to the house? Are you considering how a different color shade would look on the walls? Or you may be visualizing the furniture arrangement for each room. If you're already thinking of design ideas, it's a sign that you're looking forward to making this house yours!

  7. You Can't Stop Talking About it

You feel like the search is over, and you can barely wait to tell your family and friends about it! Or maybe you've already told them about it and won't stop talking about it. If you can't wait to show them the home in question and you're already making moving plans—you've found your dream home.

HPW Luxury | 202 West King Street, Hillsborough, NC 27278

Old marries new in the most recent Global Luxury Listing of Coldwell Banker Howard Perry and Walston in Downtown Hillsborough. The Dr. Efland Forrest House sits one block from the center of Hillsborough's Historic District.

Construction on this Neoclassical Revival (one of the only examples of this architectural style in the Historic District) began in 1938 and was completed in 1941. The current owners of 202 West King Street spared no expense adding 21st century luxury and convenience while preserving the grandeur of the original house.

The new solid wood front door welcomes you into a generous hall with a curved second story landing. Fresh paint, refinished floors, new doors and custom lighting throughout bring a fresh look to the home. The living room's wood-burning fireplace and built-in bookcases are a gracious spot to host guests. The downstairs powder room was refinished with designer cork wallpaper, a custom-built cabinet and exquisite floor tile.

The transformation in the kitchen is swoon-worthy: the owners combined two rooms to provide the home with the grandeur and livability expected of today's modern kitchen. Locally-sourced custom cabinets are topped with quartz countertops, appliances include a Wolf 6-burner professional range, Asko dishwasher and built-in Sub-Zero with multi-case wine refrigerator. Or if you choose to dine out, stroll one block down the street to any number of delicious eating establishments, including Panciuto, (James Beard Award Finalist for several years running).

The owner's suite was reconfigured, adding a generous walk-in closet and completely renovating the bath, with heated floors, custom cabinets and stone tile. The home has a one-bay garage that fits two cars deep and sits on a generous corner lot.

The home's original windows were all restored including the portico windows flanking the front door. Hanging above the door is a hand-crafted custom copper light fixture designed to honor the home's original style. No detail was overlooked, and every detail was thoughtfully considered.

Experience this one of a kind property for yourself to see the craftsmanship and style that makes this home unique by scheduling a private tour from listing agent Meighan Carmichael.

HPW Open Houses | Thanksgiving Weekend

Howard Perry and Walston Open House November 25 and 26Are you out and about chasing down the best Black Friday deals in town? Scoring holiday gifts for your loved ones and friends (and yourself) will be a fantastic feat, but imagine the joy finding your new home will bring.

You may have heard that spring and summer are the time to buy, but there are many reasons you should consider house hunting during the cold winter months.

Buying a Home During the Winter Months

Less Competition

It's common for buyer-competition to thin out in the winter as many people prefer to house hunt during the warmer seasons when the school year is waning.

More Motivated Sellers

Winter home sellers are often more motivated to close a deal than those selling during the peak season. They may be relocating for a job promotion, hoping to get a sale squared away before the new year, or simply ready to get their real estate journey underway.

Discover and Uncover

Winter weather can tax a home. From the roof and gutters to the HVAC, plumbing and drafty doors, cold temperatures may reveal issues that you would otherwise have overlooked in warmer months.

Start Your Search

Let our Coldwell Banker Howard Perry and Walston real estate agents help you find the home you seek. Our listings agents will be happy to host you at their open houses this Saturday and Sunday.

Coldwell Banker Howard Perry and Walston has excitedly appointed Teresa Blasi as Associate Sales Manager and Broker-In-Charge of our Clayton real estate office located at 110 Flowers Crossroads Way, Suite 101 in Flowers Crossroads Plaza. As the leader of our only Southeast Triangle area office, Blasi will focus on service growth and expansion through real estate agent recruitment and strategic partnerships with area builders and businesses.

"Teresa is the perfect candidate for this leadership role at our Clayton office as she is as skillful in real estate as she is driven to succeed," said Bill Guy, Vice President-Managing Broker for our Garner, Fuquay-Varina, and Clayton sales offices. "A proud Clayton resident herself, she knows our Johnston County markets inside and out and continually proves to be a tremendous resource to our real estate agents and their home buyers and sellers."

Since the start of the year, our Clayton sales office has gained stronger footing in the area real estate markets posting a 10 percent increase in home and property listings combined with sharp sales volume growth of 24 percent. "With Teresa leading our office, we are well positioned to continue that momentum to gain even more market share in the spring and summer selling seasons," added Guy.

Meet Teresa Blasi, Clayton Real Estate Office Associate Manager and Broker-In-Charge

"Eight years ago, my husband and I left New Jersey seeking a better life for our family, and we found it in Clayton," said Blasi. "I'm ready to grow our local real estate team to help other individuals and families learn more about this part of the Triangle—our great schools, the small-town settings, community offerings, and amenities. The Jim Allen Group Wins TBJ Fast 50 Award

The Jim Allen Group wins a Triangle Business Journal Fast 50 AwardCongratulations are in order for Jim Allen and The Jim Allen Group once again!

The outstanding 44-person real estate team just added a Triangle Business Journal Fast 50 Award to its long list of accolades that this year included being named the top Coldwell Banker team in North America with a record-breaking 1,048 sales.

"Fast 50 is a tremendous accomplishment for our entire team, a true testament to the high quality of service they provide," said Jim Allen, a long-standing Triangle real estate veteran and Coldwell Banker Howard Perry and Walston broker. "The Jim Allen Group has amazingly talented professionals in every department—closing, listing, marketing, administrative, management, and sales."

The TBJ selected winning companies based on an analysis conducted by PricewaterhouseCoopers that counted revenue growth and profitability over three preceding years (2013-2015). According to TBJ Publisher Jason Christie, "Beyond bolstering the top-line performance and a nose for profitability, this list of companies represents the dynamic economic fabric of the Triangle."

"Jim is the hardest working person I know, and that's not just in real estate," said Don Walston, Coldwell Banker Howard Perry and Walston founder and chairman. "Once he sets his mind to something, he gets it done. He sets goals and surpasses them; it's the Jim Allen way. He has a masterful understanding of the industry that has allowed him to nurture his team and lead them to great successes."

The Jim Allen Group operates out of Coldwell Banker Howard Perry and Walston's flagship office on Falls of Neuse Road in Raleigh. Led by Coldwell Banker Howard Perry and Walston Senior Vice President and Sales Manager Susan Holbrook, the office has been recognized as the top producing Coldwell Banker real estate office in the state for the past two years.

"We're on pace to break records again in 2017 and can already see that 2018 will be more productive than ever before. We've found our stride, and we're going to make the most of it," added Allen.

Cary, Durham and Raleigh are Among the Nation's Top Real Estate Markets

What do you get when you combine a reasonable cost of living, a multitude of career opportunities and immense livability? Introducing the Triangle—the perfect place to live, work and play, and home to three of the five North Carolina metro areas ranked on WalletHub's 2017 Best Real Estate Markets lists.

The personal finance website rated 300 cities and towns across the nation against 21 key indicators of housing-market attractiveness. Factors considered included affordability, economic development such as job growth and unemployment rates, and real estate market trends such as average days on the market for listings, number of rental properties, and home sales.

Consider Cary

After numerous accolades bestowed on the Western Wake County town throughout the year, Cary scored a single digit place on the top 100 list, ranking fourth with high marks for housing affordability, population and job growth rates and more. Compared to towns its own size, Cary ranked even higher taking second place in WalletHub's mid-size cities category.

About Cary

Cary is a great place to call home. Named among the safest cities to raise a child by SafeWise, one of WalletHub's top recommendations for first-time home buyers, and a popular choice for millennials as reported by SmartAsset, the Triangle suburb has a lot going for it.

Want a well-developed suburban community with commuter convenience? Seeking green space and parks? Want easy access to retail centers and restaurants? On the hunt for a home in a family-friendly neighborhood? You would be wise to add Cary to your list of places to live.

Decide on Durham

The bustling Bull City of Durham was also spotlighted on WalletHub's city compilations ranking eight on the mid-size cities list and 23rd on the overall list of 100.

About Durham

Probably best known as the home of the Duke Blue Devils, Durham is known nationally for its leading medical, research and educational facilities including Duke Medicine and Duke University. You should know that the revitalized tobacco town offers much more.

Cary Ranks 4th Best for First-Time Home Buyers

Thinking about dipping your toe in the homeownership pool? Cary is for you, first-time home buyers.

The growing Triangle town recently earned a top five spot on WalletHub's list of the Best Places for First-Time Home Buyers ranking fourth out of the 300 cities and towns the personal finance website reviewed.

Compared against 23 key indicators, WalletHub assessed each to determine market attractiveness, affordability, and quality of life. Cary scored well, especially for affordability and real estate market rank, which evaluated market health, share of homes sold annually, building-permit activity, home price appreciation and more. Not surprisingly given its past recognitions as one of the safest places to live in the nation, Cary also snagged fifth place among the cities with the lowest property-crime rate.

"Cary has made its mark on the map as an ideal place to live in the Triangle for first-time buyers, seasoned homeowners and those seeking the perfect place to enjoy retirement," said Beckie Hanley, branch manager of the Coldwell Banker Howard Perry and Walston Cary Office. "With a downtown revitalization plan underway and focused growth to bring in new businesses and support citizens' requests for recreational offerings, the town is poised to be the area's most popular suburb."

The Town of Cary wasn't the only Triangle location on the national list; Raleigh and Durham also made an appearance ranking 23rd and 66th, respectively. However, when reviewed by size, Raleigh took home first place on the large city list, and Durham snagged 22nd position on the mid-sized city compilation.

Coldwell Banker HPW President and COO David Jones was recently recognized by the Triangle Business Journal as an outstanding C-level executive.Have we mentioned we have the top real estate leadership team in the area? We do.

In fact, our Coldwell Banker Howard Perry and Walston President and COO David Jones was recently recognized by the Triangle Business Journal as an outstanding C-level executive.

How is your role important to the success of your organization and how have you contributed to the organization's growth?

In an industry founded on emotional, life-changing decisions, and working for a highly talented, entrepreneurial owner, I've remained a constant grounding force that has helped to steer a steady course for our company to support our agents and their clients.

Over my 30-year career with Coldwell Banker Howard Perry and Walston, we've grown our Wake County reach exponentially to become a regional real estate company with 15 sales offices covering central North Carolina from Mebane to Goldsboro. We've expanded our offerings to include mortgage loans, title insurance, and rental management services to become a company ready to serve buyers and sellers throughout the entire real estate process from "for sale" to "sold."

What do you consider to be your greatest professional achievements in the past year?

I took a hard look at our agent recruitment process and the efficiency of our internal systems to ensure that our new team members are easily able to jump right into production upon joining the company. Our new streamlined onboarding process has already proven to be a driving force in our real estate agents' marketing efforts and sales success.

Congratulations on a job always well done, David!
